Barn Conversions
California allows the conversion of a barn to an ADU of up to 3000 sf. To convert a barn to an ADU unit, the following criteria must be met:
- The main house must be larger than 6,000 sqft to convert the entire barn.
- If the city imposes a 25% limit to convert barn as a whole, the main house must be 12,000 sq ft.
- For a city with a percentage requirement, the owner could convert only from the primary house size or up to 1000 sqft, whichever is higher.
Alternatively, an existing accessory structure can be fully or partially demolished and a new ADU can be constructed in the same location and to the same dimensions as the existing structure.
